EMPTY NESTERS: TAKING THE STEP TO DOWNSIZING
“Empty nesters" refers to adults whose children have grown up and moved out, leaving their family home empty. This stage of life often comes with mixed emotions, including nostalgia, pride, and a sense of newfound freedom. With the departure of their children, many empty nesters find themselves contemplating a new chapter in their lives, including the possibility of buying a new, smaller home and thus downsizing from what they have been used to living in.  In this time of change, empty nesters may find themselves contemplating the following considerations:

EVALUATE YOUR CHANGING NEEDS:

The first step is always taking stock of your new found situation.  As an empty nester, your lifestyle and housing requirements may undergo a significant transformation. Take the time to evaluate your changing needs, giving consideration to factors such as the size of your family, desired location, and your future plans. Downsizing is a logical choice among empty nesters, as it allows for reduced maintenance, lower costs, and a simpler living arrangement.  Alternatively, some empty nesters may choose to "right-size," --finding a home that better suits their evolving preferences and activities.

LOCATION, LOCATION!

With the adult children all grown up and moved on, you no longer have to consider the needs of your children in deciding on where to hang your hat for the next chapter of your life.   You have the opportunity to explore new neighborhoods, different cities and even different countries. Factors to keep in mind for such a move, are as follows:  proximity to amenities, access to healthcare facilities, recreational opportunities and proximity to extended family.  You may also want to think about your desired lifestyle and whether you prefer a bustling urban environment or a quieter suburban setting. Remember to factor in your personal interests and hobbies when deciding on the ideal location for your new home.

FINANCIAL CONSIDERATIONS:

One of the advantages of becoming an empty nester is the potential for increased financial freedom. Take advantage of this opportunity to reassess your financial situation and determine your budget for a new home. Selling your family home may provide a significant financial boost, allowing you to explore various options. You may finally be able to sell your larger estate, bank some money and buy a smaller home fully paid off with no mortgage!  Consider consulting with a financial advisor to ensure that you have a clear understanding of your financial goals and limitations.

FOCUS ON YOUR LIFESTYLE:

With children no longer in the picture, your new home can be tailored to suit your specific lifestyle. Think about your hobbies, interests, and the activities you enjoy. Do you want a home office, a spacious kitchen for entertaining, or perhaps a workshop for pursuing your hobbies? Prioritize these elements when searching for a new home, as they will enhance your quality of life during this new chapter. Or, in the alternative, you may always consider buying a smaller home with potential and hire an independent contractor to ‘customize’ your home to your own specific liking.

AMENITIES AND ACCESSIBILITY:

As you grow older, it's important to consider the accessibility and amenities offered by of your new home. Single-story homes, wider doorways, grab bars in bathrooms, and other age-friendly features can make a significant difference in your comfort and safety.  A very popular choice amongst seniors is the bungalow-style home which has no second floor, hence no need to climb all those stairs up to the second floor.  Although the bungalow style home is not very popular with builders simply due to the sheer amount of land required to build it, what is gaining in popularity now are the bungalow town houses.  These homes are joined on either side, offer one-level-living and often have attached double car garages.  Look for neighborhoods that offer amenities such as parks, walking trails, fitness centers, or golf courses that align with your interests and promote an active lifestyle.

EMOTIONAL CONSIDERATIONS:

Leaving behind a family home filled with memories can be an emotional experience for empty nesters. Take the time to process your emotions and understand that it's normal to feel a sense of loss. However, focus on the exciting possibilities that lie ahead in your new home. Consider incorporating sentimental elements from your old home, such as cherished family photographs or heirlooms, to create a sense of continuity in your new living space.  Perhaps keep in touch with other friends that you know that are going through the same stage in their lives.  By having the opportunity to discuss your personal situation with others in the same boat, can often help with alleviating your stress levels and being able to share your feelings with others who will no-doubt understand.

For empty nesters, buying a new home marks an exciting transition into a new phase of life. It offers an opportunity to reevaluate and redefine living preferences, explore new locations, and embrace the freedom that comes with an empty nest. By considering your changing needs, financial situation, desired lifestyle, and emotional well-being, you can find the perfect home that caters to your present and future aspirations. Embrace this milestone and embark on an exciting journey to create a home that truly reflects the next!
